Step 10: Closing Day & Getting the Keys

This is the moment you’ve worked for—signing the final paperwork and officially becoming a homeowner. But there are still a few final steps to prepare for.

Closing day is when all the puzzle pieces come together. You’ll sign the final loan documents, pay any remaining costs, and receive the keys to your new home. It’s a big day, and preparation is key.

What Happens at Closing

  • ​​You’ll meet with your closing agent (often a title officer or attorney)

  • Sign the loan documents and final disclosures

  • Provide proof of homeowner’s insurance

  • Pay any required closing costs (via wire transfer or certified funds)

  • Review and sign the final Closing Disclosure and settlement statement

Once everything is signed and the funds are transferred, the transaction is recorded with your county, and you officially own the home.

Even at this stage, things can go wrong. Some common issues include:

  • Delays in wire transfers or incorrect bank information

  • Missing documents or unsigned paperwork

  • Title issues that weren’t resolved in time

  • Changes to your financial profile (e.g., a late payment or unexpected credit pull)

  • Inadequate homeowner’s insurance coverage that doesn’t meet lender requirements

Tips for A Smooth Closing

  • Confirm your wire transfer instructions with the title company directly—never by email alone

  • Bring a valid photo ID and a second form of ID if required

  • Do a final walk-through the day before or morning of closing to check property condition

  • Ask your lender and agent to explain anything you’re unsure of before signing
